What Is a Loft Apartment?
Lofts are new to Bahria Town, and most buyers have never stood inside one. Here is what a double-height apartment actually is, and why we built them into Sky Square.

A loft apartment is a home built over two levels inside a single unit, with a tall, open living area and bedrooms set on an upper level. You get the volume of a house in the footprint of an apartment.
The word gets used loosely in property listings, so it is worth being precise. A loft is not a duplex with a staircase between two ordinary floors, and it is not a studio with a high ceiling. The defining feature is that the main living space is open all the way up through both levels, so you stand on the ground floor and look up into empty air rather than at a ceiling.
Where the idea came from
Lofts started in New York in the middle of the last century. Old factories and warehouses in Manhattan emptied out as manufacturing left the city, leaving behind buildings with enormous ceiling heights, big industrial windows and wide open floors with almost no internal walls.
Artists moved in because the space was cheap and the light was good. They lived at one end and worked at the other, built a sleeping platform up high rather than putting in walls, and kept the floor open. What began as making do with an awkward building turned into a style people came to want on purpose.
Today loft apartments are purpose-built in cities around the world, designed from the start with the double-height volume rather than converted from industry. That is what we did at Sky Square, our residential tower in Sector E of Bahria Town Lahore.
How a loft actually works inside
Picture a standard apartment. Each room has a ceiling at the same height, roughly ten feet, and the walls divide the floor into boxes. A loft takes two of those floors and treats them as one unit.
The lower level
The living room, kitchen and dining area sit here, open to each other with few dividing walls. The ceiling above the living area is not there. It runs all the way up to the floor above, so the room is double height.
Windows run tall across that double height, which is where most of the character comes from.
The upper level
Bedrooms and bathrooms sit up here, reached by an internal staircase. This level does not cover the whole floor plate. It stops short of the living area, leaving the void open.
The result is private sleeping space above and open social space below, without needing a corridor of doors.
The practical effect is that a loft feels considerably larger than its floor area suggests, because volume reads as space. Two apartments can measure the same in square feet and feel completely different to stand in.
Loft vs a standard apartment
| Standard apartment | Loft apartment | |
|---|---|---|
| Layout | One level, rooms divided by walls | Two levels, open living area below |
| Ceiling | Single height throughout | Double height over the living space |
| Natural light | Standard windows per room | Tall windows across both levels |
| Feel | Matches its floor area | Feels larger than its floor area |
| Privacy | Every room closed off | Bedrooms private, living space open |
| Furnishing | Straightforward | Needs taller pieces and considered lighting |
| In the rental market | Competes with many similar units | Stands out; few comparable listings |
Why we built lofts into Sky Square
Bahria Town Lahore has no shortage of apartments. If you are still weighing property types at all, our guide on buying an apartment versus a plot in Bahria Town is the better place to start.
For buyers already set on an apartment, the problem is choice without difference. Walk through any listing site and you will find page after page of 1 and 2-bed units with near-identical layouts. For a buyer that makes comparison hard, and for an owner trying to rent or resell later it makes standing out almost impossible.
We wanted a part of the building that could not be matched by simply copying a floor plan. The lofts do that. They require the structure to be designed around them from the beginning, since you cannot create a double-height volume by rearranging walls afterwards. That is a decision made at the drawing stage, by the people building the tower — which is what Sky Agency and Developers does as a builder rather than a reseller.
They sit alongside the standard 1 and 2-bed apartments and the penthouses described in the full Sky Square project guide, so buyers who want a conventional layout still have one. The lofts are there for people who want something different, and for investors who want a unit that is scarce rather than abundant.
Who a loft suits, and who it does not
If a loft is not the right fit, that is fine. The Sky Square guide covers the standard 1 and 2-bed units, and Bahria Sky 2 offers apartments and commercial shops as an alternative.
Lofts work well for couples and young families, people who work from home and want a separate zone without a separate room, anyone who entertains, and investors targeting tenants who want something other than a standard box.
Lofts are less suited to households with elderly members or very young children, since there is a staircase inside the unit. They also suit people who like light and openness more than people who want every space closed off.
There are two practical points worth knowing before you commit. Double-height space takes longer to cool in summer, so plan your air conditioning with that in mind. And furnishing takes more thought, because standard-height furniture can look lost against a tall wall. Both are manageable, and both are worth raising before you buy rather than after.
What to check when someone offers you a “loft”
Because the word sells, it gets attached to units that are not lofts at all. Before you book, ask for three things:
- The floor plan for both levels. A real loft has two, and the upper one will show a void over the living area.
- The ceiling height over the living space. If it is the same as every other apartment in the building, it is not a loft.
- A site visit or a walkthrough. Volume is impossible to judge from a brochure. Thirty seconds standing inside tells you more than any render.
We will show you all three. If you are overseas, we can walk the unit on a video call so you see the height for yourself — the same process described in the Sky Square project guide.
Frequently asked questions
What is a loft apartment?
A loft is an apartment built over two levels within a single unit. The living area is double height and open, with bedrooms on an upper level reached by an internal staircase.
Is a loft the same as a duplex?
Not quite. A duplex is simply two floors joined by a staircase. A loft also has an open double-height void over the living area, which a standard duplex does not.
Are loft apartments available in Bahria Town Lahore?
Yes. Sky Square includes double-height loft apartments alongside its 1-bed, 2-bed and penthouse units. They remain rare in Bahria Town.
Do lofts feel bigger than normal apartments?
Yes. Volume reads as space, so a loft generally feels larger than a standard apartment of the same floor area.
Are lofts harder to cool in summer?
Double-height space takes longer to cool than a standard room, so air conditioning should be planned for the volume rather than the floor area.
Are lofts good for rental income?
They are scarce in Bahria Town, which helps a listing stand out. Rent depends on the unit, floor and condition, so ask us about the specific unit you are considering.
Stand inside one before you decide
Lofts are hard to judge from a floor plan. Visit the site, or take a video walkthrough if you are abroad.
