Buying an apartment is not complicated, but it is unfamiliar. Most people do it once or twice in a lifetime, which is exactly why mistakes happen — not from bad luck, but from not knowing which questions to ask before the money moves.

This guide walks through the whole process in order. We build apartments in Bahria Town Lahore, so this is the same sequence we take buyers through in our office at Iqbal Commercial, including the parts that are inconvenient for us to mention.

Before anything else: if you have not yet settled on an apartment over land, read apartment vs plot in Bahria Town Lahore first. Choosing the wrong property type costs far more than choosing the wrong unit.

The eight steps

  1. Set a real budget, not just a booking budget

The number that matters is what you can pay every month for the length of the plan, not what you can pay today. An installment plan is a commitment that runs for years, and missing payments is where buyers get hurt.

Work out your monthly figure first, then look at units that fit it. Doing it the other way around is how people end up stretched.

  2. Choose the project before the unit

The building and its location decide most of your outcome. A good unit in a weak project rarely rescues the investment; an average unit in a strong project usually does fine.

Look at who is building it, what else they have delivered, whether the location is already developed and occupied, and whether construction is actually moving. Our projects are Sky Square, Bahria Sky 2 and Grand 15, all in Bahria Town Lahore.

  3. Verify the approvals and the seller

Ask to see the project’s approval documentation, and confirm that whoever you are dealing with is authorised to sell it. Many of the pages you find online about any given project are written by third parties, not the developer.

The simplest check costs nothing: call or visit the developer’s own office and confirm the details you have been given. If anything differs, trust the developer.

  4. Visit the site

Renders are marketing. Go and stand on the plot. Look at how far construction has actually progressed, what surrounds the building, and how long it takes to reach the main road and the commercial areas.

If you are abroad, ask for a live video walkthrough rather than a recorded one. A live call lets you ask the person to point the camera where you want.

  5. Choose the unit: type, floor and facing

Three things drive both price and how easily you can rent or resell later. Unit type comes first — a 1-bed, a 2-bed, a loft or a penthouse serve very different buyers. Then floor, then which way the unit faces.

Ask what is still available rather than what exists on paper. Popular floors and facings go early.

  6. Get the payment plan in writing

Ask for the full schedule for your specific unit: booking amount, each installment, its due date, and anything payable at possession. A plan you have read in full has no surprises in it.

Check what happens if you are late on a payment, and what happens if you want to transfer the unit to someone else before possession. Both are normal questions and any honest seller will answer them.

  7. Book the unit

Booking usually means completing a booking form, supplying identity documents such as CNIC or NICOP copies and photographs, and paying the booking amount. You should receive a receipt and booking documentation confirming the specific unit.

Pay only into the official company account, by a traceable method. Never hand cash to an individual, and never pay into a personal account, whatever reason you are given.

  8. Pay installments, then take possession

Keep every receipt. When the building is complete and your payments are done, the unit is transferred to your name and handed over. Inspect it properly at handover and raise anything that needs fixing before you sign off.

From that point the monthly maintenance charge begins, covering security, lifts, common areas and the shared facilities.

Documents you will need

StageTypically required
BookingCompleted booking form, CNIC or NICOP copy, passport-size photographs, booking payment receipt
During installmentsPayment receipts for every installment, kept together
TransferIdentity documents, full payment clearance, transfer paperwork from the developer
PossessionPossession letter and handover documentation
Overseas buyersNICOP or passport, and a power of attorney if someone will act on your behalf

Requirements vary between projects and can change, so confirm the current list with the developer before you start gathering paperwork.

The five mistakes we see most often

  • Trusting a third-party page over the developer. Dealer sites publish old prices and plans that were never official. Always confirm with the developer before paying.
  • Paying into a personal account. Payments belong in the official company account, with a receipt, every time.
  • Budgeting for the booking, not the plan. The monthly commitment is the real number.
  • Never visiting the site. Fifteen minutes on site tells you more than a week of browsing listings.
  • Not asking about maintenance charges. They are a normal part of apartment ownership, but buyers who were never told about them feel misled later.

If you are buying from abroad

Overseas buyers can complete the whole process remotely. The usual sequence is a live video tour of the site and office, a discussion of available units and the payment schedule, then booking with scanned identity documents and a bank transfer to the official account.

Two pieces of advice. First, pick a project where construction is visible and updates are published regularly, so you can track progress without being in the country. Second, if you want someone in Lahore to act for you at transfer or possession, arrange a proper power of attorney rather than an informal understanding.

Apartments are generally easier than plots for overseas buyers precisely because there is nothing to supervise. The reasoning is in our apartment vs plot guide.

What to ask before you pay anything

  1. Who is the developer, and what have they completed before?
  2. Can I see the approval documentation for this project?
  3. Is this unit still available, and on which floor and facing?
  4. What is the full payment schedule for this specific unit?
  5. What happens if I am late on an installment?
  6. Can I transfer the unit before possession, and at what cost?
  7. What is the expected possession date, and how is progress reported?
  8. What will the monthly maintenance charge cover?

Any seller who is uncomfortable with that list is telling you something useful.

Yes. Our projects are sold on an installment plan with a booking amount followed by monthly payments. Contact us for the current schedule for the unit you want.

What documents do I need to book an apartment?

Usually a completed booking form, CNIC or NICOP copy, photographs and the booking payment. Confirm the current list with the developer before you begin.

Ask to see the approval documentation, confirm the seller is authorised, visit the site, and verify every figure directly with the developer rather than a third-party listing.

Can overseas Pakistanis buy remotely?

Yes. A live video tour, a discussion of available units, scanned identity documents and a transfer to the official company account are enough to complete a booking.
